Asset Management Services

As asset managers, CORE Realty Holdings Management, Inc.'s responsibility is to act as the owner's representative in order to maximize the property's financial performance.

Asset management services included:

  • Manage third party or internal property manager to ensure budgets are met
  • Manage accounting staff to ensure accuracy
  • Work with lenders account manager to ensure loan requirements are met
  • Make recommendations on refinancing, acquisition and disposition
  • Post all property specific material to secure website
  • Review Insurance and Tax requirements and make recommendations for cost savings/appeals
  • Investor Relation services (when applicable)
  • Conduct quarterly conference calls on each property

The scope of work of our asset managers include, but are not limited to:

  • Property operations, Income statement and balance sheet analysis
  • Quarterly site visits and recommendations reports
  • Review and renegotiate all vendor contracts on a semi-annual basis
  • Review insurance policies and recommend solutions to preserve protection
  • Represent owner/investor in correspondence with designers and contractors (including review of renovation activity in the field)
  • Use local market knowledge and broker network to determine value and possible exit strategy
  • Seek out financing and refinancing solutions and negotiate favorable terms
  • Property tax appeals
