Doug Morehead
CEO and Vice-Chairman

Douglas C. Morehead is Vice Chairman of the company. As President of Optima Asset Management Services, Inc., Mr. Morehead brings over 37 years of hands-on real estate property management, asset management, construction, development and acquisitions experience to the company. He currently oversees the daily operations of a full service property management firm with 4.5 million square feet of commercial property in Southern California. His previous position as President of Optima Capital Management and Triton Property Management included direct management of all operations for a large commercial portfolio, plus several thousand residential apartments predominantly located in the Southwestern United States. Mr. Morehead was also associated with R & B Enterprises Commercial & Residential Management Company for over ten years as Vice President and Regional Manager for Southern California, Phoenix, and Texas. He was directly responsible for the management and operation of several million square feet of commercial properties including more than 30,000 Oakwood Garden Apartments. In Addition, he has over twenty years of receivership and provisional directorship experience in both State and Federal District Courts in California. Mr. Morehead is also an expert witness regarding issues of property management, marketing and standards of practice in the real estate management industry. Mr. Morehead is a graduate of Arizona State University with a B.S. degree. He is an active member of the Building Owners and Management Association; a board member and one of the founders of the California Receivers Forum; and an associate member of the California and Orange County Bankruptcy Forum and the Los Angeles Bar Association.

Grant

Donna Grant
EVP Director of Operations

Ms. Grant has over twenty-five years of commercial real estate loan administration management experience in commercial real estate, construction, residential subdivision, mezzanine, REIT, 1031 exchanges and syndications in California and thirty-nine states nationwide. As a Senior Vice President for NationBank, Ms. Grant managed and led over 10 banking acquisitions nationwide as well as the set up, training, and management of regional loan administration groups for the Real Estate Lending Division of the Bank throughout the 1990’s, culminating in the 1999 merger with Bank of America. From 2000 to 2002, she was the Senior Loan Administration Manager for IndyMacBank responsible for nationwide loan administration in the Residential Subdivision group. Prior to joining CRH Management Inc., Ms. Grant worked as Vice President and Director of Client Services for Loan Administration Network, Inc., providing staffing, training and consulting for banks and mortgage and title/ escrow companies.

Raskulinecz

Marc Raskulinecz
Senior Vice President, Property and Asset Management

Mr. Raskulinecz has spent the past 14 years working with several leading Southern California real estate management companies. He has managed teams of 80+ associates and portfolios of 7,500 multifamily units and commercial assets of 4.5 million square feet. In addition, he has had the opportunity to work in the development and lease-up of 1,200+ multi-family units in the Southern California Market. Raskulinecz was born and raised in Southern California where he currently resides with his wife and two children.

Fitzpatrick

Henry Fitzpatrick
Chief Financial Officer

Fitzpatrick is a Certified Public Accountant with 26 years of experience in real estate finance, accounting, development, property management, facility management and project management. Prior to joining CORE, he was with CB Richard Ellis’ Newport Beach, California office for 12 years, the last eight of which were as Account Finance Officer. Previously, Fitzpatrick held various controller positions for eight years with three Newport Beach developers/property managers, including Trammell Crow Company. From 1983 to 1986, Fitzpatrick was with the national accounting firm of KPMG in the Newport Beach office as an auditor and tax specialist. He received his Bachelor of Arts degree in Business/Economics from the University of California, Los Angeles in 1983.

Billsten

Nels Billsten
VP Leasing/Dispositions

Billsten has over 18 years of commercial real estate experience, including the last 5 years in the TIC industry. Mr. Billsten is responsible for the leasing of CORE’s commercial property portfolio consisting of over 4.8 million square feet of office, industrial and retail properties. Over the past three years, he has successfully negotiated leases totaling over 2.1 million square feet with an aggregative gross lease value of over $83 million. He is also responsible for the disposition coordination of all CORE assets. His extensive background includes the acquisition, disposition, due diligence and asset management of office, industrial, retail and multi-family assets at PM Realty Advisors, a pension fund advisor, and in brokerage at CB Richard Ellis. Mr. Billsten also spent 4 years with Boeing Realty Corporation where he was involved in leasing and the disposition of surplus assets. Mr. Billsten began his career in the Real Estate Services Group at Arthur Andersen & Co. where he spent 5 years providing valuation and consulting services to numerous real estate firms and corporations. Mr. Billsten is a licensed Real Estate Broker in California and holds a MBA from the University of Southern California, and a BA from Wheaton College (IL).

Jeff Arlotti

Jeff Arlotti
Vice President, Commercial Properties

Jeff Arlotti is directly responsible for all commercial asset management and property operations including supervision of local property managers, tenant relations, leasing, and financials. In this role, he oversees over 4.5 million square feet in budgeting, forecasting, property contracts and leases. Additionally, his responsibilities include working with lender loan modifications, portfolio property management & leasing transitions, and lease negotiations. Mr. Arlotti brings over 20 years of commercial real estate experience in management, leasing, brokerage, and development. Prior to joining CORE he was a partner in a commercial real estate company that specialized in portfolio turn around, reorganization of assets, and development. During that time he worked with companies such as Pacific Development Partners, American Savings Bank, and Washington Mutual with their corporate requirements and assets. Mr. Arlotti began his career as a leasing associate with The Charles Dunn Company. He received his Bachelor degree from California State University, Fullerton and currently resides in Orange County with his wife and two boys.

Tania Jernigan

Vice President, Investor Relations

Tania Jernigan joined CORE Realty Holdings, LLC. ("CORE") in 2008 and assumed the role of Vice President of Investor Relations. Ms. Jernigan is primarily responsible for the development and implementation of a comprehensive communication plan to CORE's investors, tenant-in-common owners, registered representatives and the financial media.

Ms. Jernigan has over 20 years of financial communications and investor relations experience working for both publicly and privately traded companies. During her tenure, she has developed and managed communication plans that have successfully navigated significant organizational growth as well as unprecedented financial market disruptions. Prior to joining CORE, Ms. Jernigan served as Vice President of Investor Relations for Impac Mortgage Holdings, Inc. (NYSE: "IMH") where she oversaw the investor relations program since its initial public offering in 1995. She has also provided investor relations consulting and contract services to small and mid-size cap firms focusing on the development of IR strategy and implementation of consistent, credible IR communication plans. Ms. Jernigan's publicly traded clients included Imperial Credit Mortgage Holdings, Inc. (AMEX: "IMH"), Imperial Credit Commercial Holding's, Inc (AMEX: "ICH") and Skechers USA (NYSE: "SKX"). Ms. Jernigan also has significant experience in the marketing and management of private placement fundraising.

Ms. Jernigan is an active member of the National Investor Relations Institute (NIRI), and has served on the Board for the Orange County Chapter for 9 out of her 18 years of membership including three terms as President. Ms. Jernigan has also served on numerous committees for the NIRI National Board of Directors, as well as on the Advisory Committee for the UCI Irvine Investor Relations Extension Program. Ms. Jernigan received her BA degree in business administration from California State University, Fullerton and obtained a Series 7 and 63 securities license.

Kent Morehead

Kent Morehead
Vice President, Operations

Kent Morehead is Vice President of Operations of the company, as well as an officer of Optima Asset Management Services, Inc. He brings over 40 years of extensive industry experience. Clients have included a wide range of independent land owners, developers, major brand as well as independent hospitality management companies, residential, golf associations and operators. His work has been devoted to direct hotel, resort, residential and recreational management, in addition to provision of independent consulting services, assisting clients in the creation, acquisition, improvement, management or disposition of unique and successful properties.

From the early 1970s, Mr. Morehead was associated with many major hotel, resort and gaming brands including Dell Webb, Americana and Wynn in Arizona, Nevada, Hawaii, Texas and New Jersey as well as independent operations in Nevada and California.

In 1992, Mr. Morehead became a partner with James T. Kelley & Associates, Inc., a hospitality consulting firm in Newport Beach, California, involved with feasibility, due diligence, concept, programming, planning, design, entitlement, financial analysis, restructuring, repositioning and remarketing, development, construction/renovation, project/asset management, sale or transfer of over 200 properties, including existing/planned hotels, resorts, residential or golf communities.

He is a graduate of Arizona State University and has been designated for thirty years as a Certified Hotel Administrator through the American Hotel & Lodging Association.

Tracie Nguyen

Tracie Nguyen
Vice President, Operations

Tracie Nguyen has extensive experience in real estate acquisitions, finance, due diligence, and closings. Ms. Nguyen has closed over $800MM in the following asset classes: office, retail, industrial, flex, multi-family, and golf course. In addition, her comprehensive background and experience has led to management roles in overseeing portfolio management of multifamily and commercial real estate. Because of her versatility, Tracie has worked in all aspects including underwriting, accounting, investor relations, asset management, and operations. Tracie received her Bachelor of Science degree with a concentration in real estate finance at University of Southern California Marshall School of Business and further earned an MBA from the Graziadio School of Business at Pepperdine University.

Erin Khamis

Erin Khamis
Director of Training and Marketing

Erin Khamis comes to us with over ten years of experience in the property and asset management industry. In her role, Ms. Khamis is responsible for Revenue Management, driving sales, traffic and NOI growth through the implementation of strategic and effective marketing strategies and training tools.

She also spearheads the execution of company policies and procedures and oversees the development of marketing plans and budgets at the site level.

Ms. Khamis received her Bachelor of Arts degree in Sociology from the University of California, Santa Barbara and is a licensed Real Estate agent in California.

Emily Goodman

Mrs. Goodman joined CRHMI in 2008 as a Regional Property Manager. Goodman is a dynamic, property management pro with over a decade of proven progressive residential and commercial expertise. Cultivating a service-oriented environment, assuring unparalleled tenant satisfaction and retention, yielding increased occupancy and quality tenant mix. Her administrative skills focus on budget preparation and enforcement, project proposals, vendor contracts, timely collections, maintaining costs, and generating financial reports. She oversees preventive, general and emergency maintenance operations; ensures safety and building code compliance, with highest corporate standards. Every aspect of construction and repair, major remodeling and renovation projects are expertly managed and supervised under her guidance.

Emily has been published several times in national and international trade publications. She has been included among Top 30 Leaders Under 30 Internationally by the Journal of Property Management, named Certified Property Manager of the Year 2012 and Regional Manager of the Year 2012 and IREM's Professional Achievement Award in 2013. She holds a Bachelors Degree from Elon University. She is credentialed with IREM's distinguished Certified Property Manager (CPM) and Accredited Residential Manager (ARM) designations, as well as the Certified Apartment Portfolio Supervisor (CAPS), and is a Licensed Real Estate Broker-in-Charge.

Emily has served in several industry related capacitates including IREM's National Executive Committee, Chair of IREM Membership Committee, twice been president of IREM Chapter #56, Board of Directors for The Apartment Association of NC and Education co-chair for the Piedmont Triad Apartment Association.
